These Terms & Conditions (“Terms”) govern your access to and use of the Terraglance website (the “Site”) and any services we provide, including investment memos, deal analysis and related reports (the “Services”).
By using the Site or engaging our Services, you agree to be bound by these Terms. If you do not agree, please do not use the Site or our Services.
1Who We Are
Terraglance (“we”, “us”, “our”) is operated by Terraglance Technologies Ltd, a company registered in Nigeria.

2Nature of Our Service
Terraglance is an independent research and analysis service focused on selected real estate opportunities.
We provide deal analysis, investment memos and market context to help you understand specific properties, projects or locations.
We may present selected projects on our Site and offer paid, property-specific investment memos that include analysis, estimates and risk notes.
We may, at your request, introduce you to developers or other third parties, but we are not a party to any transaction between you and any developer, seller, agent, lawyer, surveyor, bank or other counterparty.
We do not:
- act as an estate agent or broker;
- hold client funds or operate as an escrow;
- provide regulated financial, investment, tax or legal advice;
- sell or transfer property on your behalf.
3No Investment or Legal Advice
All content and reports provided by Terraglance (including any “Investment Memo”, brief, email, call, PDF or website content) are for informational purposes only.
Nothing we provide should be treated as investment, financial, legal, tax or other professional advice.
We do not know your personal financial situation, risk profile or objectives.
You are solely responsible for your investment decisions and for obtaining independent advice from qualified professionals (e.g. financial advisor, lawyer, tax advisor) before acting on any information from Terraglance.
4Information Sources & No Guarantees
We may base our analysis on a combination of:
- information provided by developers, agents, sellers or their representatives;
- site visits and observations by our on-ground contacts;
- public records and registries;
- market data, online listings and third-party sources;
- our own estimates and assumptions.
While we make reasonable efforts to work with credible sources and to be transparent about assumptions, you acknowledge that:
- We do not guarantee that any information is complete, accurate, current or free from error.
- Real estate conditions, prices, legal status, approvals, rental demand, FX rates and market risks can change without notice.
- A project shown on the Site may become unavailable, change pricing, or be altered by the developer after our last check.
We do not guarantee:
- title validity or freedom from encumbrances;
- that any project or developer is “safe”;
- any particular rental income, capital appreciation, ROI or IRR.
All projections or scenarios are estimates only and may differ significantly from actual outcomes.
5Your Use of Our Content
Subject to these Terms, we grant you a personal, non-exclusive, non-transferable licence to use our reports and content for your own evaluation purposes only.
You agree not to:
- redistribute, resell, publish or commercially exploit our reports, memos or internal tools without our written consent;
- present our work as your own;
- use the Site or Services for any unlawful purpose or to mislead others.
Terraglance retains all intellectual property rights in the Site, branding, investment memos, templates, analytics and related materials.
6Deal Cards, Availability & Introductions
The properties and projects displayed on terraglance.com (the “Deal Cards”) are not offers or solicitations to buy or sell property. They are curated examples of opportunities we believe may be worth analysing further.
You understand that:
- We do not own or control these properties or developers.
- We cannot guarantee that any deal remains available, that pricing or terms are unchanged, or that a developer will accept your offer.
- Our role, where applicable, is to introduce you to a developer or representative if you request it. Any negotiation, contract, payment or dispute is strictly between you and that third party.
7Deposits, Fees & Refunds
Some Services may require a deposit (for example, when you request a custom Investment Memo on a specific deal).
The purpose of the deposit is to confirm your seriousness and to cover part of the time and effort required for initial review.
Where stated, the deposit will be credited toward the final fee for the Investment Memo or other agreed work.
A typical flow may include:
- You request an Investment Memo on a specific deal.
- We may ask for a non-refundable or partially refundable deposit (e.g. ₦25,000) before we begin.
- Once we review the deal, we will confirm:
- whether we are willing to proceed, and
- the final fee (e.g. ₦200,000) and estimated delivery time.
Refunds
- If we decide not to proceed with a memo after your deposit (e.g. the seller is uncooperative or the deal is clearly unsuitable), we will refund your deposit.
- If you cancel, delay excessively, or fail to provide necessary information after we have begun work, the deposit may be fully or partially non-refundable to cover time already spent.
- Once a completed memo or report has been delivered, all fees are generally non-refundable, except where required by law or explicitly agreed otherwise in writing.
Exact deposit amounts, final fees and refund rules for any given service will be clearly communicated to you in writing (email, invoice or proposal) and will form part of your agreement with us.
8Third-Party Professionals
For certain checks (e.g. title search, survey, legal opinions), we may:
- recommend or introduce you to independent law firms, surveyors, engineers or other professionals, or
- use such professionals as part of preparing a memo or report.
You understand and agree that:
- These professionals are independent third parties, not employees or agents of Terraglance (unless explicitly stated).
- Any formal opinion, guarantee or liability relating to title, encumbrances, structural integrity or legal status lies with those professionals under their own terms of engagement, not with Terraglance.
- You may be asked to contract with such professionals directly, and additional fees may apply.
- We are not responsible for acts, omissions, errors or negligence of any third-party providers.
9Limitation of Liability
To the fullest extent permitted by law:
Terraglance, its founders, employees, agents and partners shall not be liable for:
- any indirect, incidental, special, punitive or consequential loss;
- loss of profit, loss of investment, loss of data, loss of opportunity, or business interruption;
- any loss arising from your reliance on our reports, memos, introductions or any delay, change or unavailability of a property or project.
In all cases, our total liability to you, whether in contract, tort (including negligence) or otherwise, for any claim arising out of or in connection with the Site or Services shall be limited to the total fees you have paid to Terraglance in the twelve (12) months immediately preceding the event giving rise to the claim.
Nothing in these Terms limits or excludes any liability that cannot be limited or excluded under applicable law.
10User Obligations
You agree to:
- provide accurate and up-to-date information when requesting any service;
- only request memos or analysis on properties that you have a genuine interest in evaluating;
- not misrepresent your identity, intentions or authority;
- comply with all applicable laws and regulations in your jurisdiction and in the property's jurisdiction.
We reserve the right to decline or terminate services if we believe a request is abusive, fraudulent, unlawful or outside our scope.
11Privacy
Our collection and use of your personal data is governed by our Privacy Policy, which is separate from these Terms.
By using our Site or Services, you consent to our handling of your data in accordance with that Privacy Policy.
12Changes to the Site & Services
We may:
- update, modify, pause or discontinue parts of the Site or Services at any time;
- change pricing, features or availability of certain services.
Where changes materially affect existing users with active orders, we will make reasonable efforts to notify you using the contact details you provided.
13Changes to These Terms
We may update these Terms from time to time. When we do, we will update the “Last updated” date at the top of this page.
Your continued use of the Site or Services after any update constitutes your acceptance of the revised Terms.
14Governing Law & Jurisdiction
These Terms, and any dispute or claim arising out of or in connection with them or their subject matter, shall be governed by and construed in accordance with the laws of Nigeria (without regard to its conflict-of-laws rules).
You agree that the courts of Lagos State, Nigeria shall have exclusive jurisdiction to settle any dispute arising out of or in connection with these Terms or your use of the Site or Services.
